Enjoy views of the Miami skyline and Biscayne Bay that will leave you in awe. With South Miami Beach 3 miles away you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami, giving you the ultimate Miami experience during your stay.

Located on the 35th floor and facing South, Euphoria! is a 4 bedroom, 3 full bathroom retreat that offers Biscayne Bay and Miami skyline views from its private balcony. With over 1800 sq. feet of living space, it’s the perfect getaway. Euphoria! accommodates a maximum of 6 adults plus 2 children (15 years of age or younger).

The recently renovated, fully equipped kitchen showcases brand new appliances, giving guests the opportunity to oversee the dining area and living room, all while enjoying breathtaking skyline views directly from the kitchen space. Leaving with dirty laundry in tow is simply out of the question when staying in Euphoria!, conveniently placed within the kitchen area, a washer/dryer awaits for your convenience.

The incredibly stylish decor and captivating art serve as fantastic conversation starters without a doubt! Ample seating is available for up to 6 individuals around the exquisitely adorned dining table with gold accents, while an additional 2 guests can comfortably perch at the kitchen counter, adorned with sophisticated black velvet and gold stools.

The living room exudes an unmistakably "Miami" vibe, adorned with a green velvet sofa that adds a touch of modernity, complemented by an expansive accent chair. This inviting space is ideal for catching up on the shows and movies you assumed you'd left behind, all on the 65" Roku streaming TV. Naturally, we've included both Netflix and Sling subscriptions (and an array of complimentary local channels, cable offerings, TV shows, and movies are pre-programmed), ensuring you'll have an abundance of entertainment at your fingertips. However, it's worth noting that most guests find themselves captivated by the remarkable view, particularly at night when the cityscape is illuminated.

Located steps away is the balcony which is furnished with a dining table that seats 6, is the perfect place to take in those magnificent views over a meal.

Occupying an entire side of the condo, the largest master bedroom suite boasts an expansive layout that's sure to impress. The pristine king-sized bed takes center stage, surrounded by modern amenities such as a 55” Roku streaming TV and a functional desk, perfect for tending to any work matters. To enhance your experience, direct access to the private balcony allows you to step into the Miami ambiance whenever you desire. An added convenience of this master bedroom is the vanity area, thoughtfully positioned before entering your private bathroom. The astonishingly spacious walk-in closet provides ample space to stow away all those vacation suitcases. Step into a sanctuary of pure indulgence as you enter the private and newly renovated master bathroom. Featuring a stunning stand-alone bathtub and a spacious walk-in shower, this luxurious retreat promises a rejuvenating escape from the world outside.

Nestled on the opposite side of the condo, the second master suite exudes its own unique charm. Adorned with a king-sized bed, this space boasts a sense of style that's truly unmatched. A 55” Roku streaming TV provides entertainment at your fingertips, while balcony access beckons you to step outside and embrace the Miami vibes. With two ample closets, you'll have no trouble stowing away your Miami shopping spree mementos. The private bathroom has undergone a complete renovation as well, featuring a generously-sized walk-in shower that adds to the sense of luxury.

The 3rd interior bedroom, conveniently situated around the corner from the front entry, provides its own haven of comfort. With a stunning king-sized bed and a Roku streaming TV, this bedroom, although lacking windows due to its interior location, is the ideal space to unwind and enjoy restful sleep after your busy days of exploration in vibrant Miami.

Adjacent to the 3rd bedroom, you'll find the newly renovated 3rd full bathroom, complete with a spacious walk-in shower.

Don't overlook the bonus 4th Jr. size interior bedroom, situated to the left upon entering this condo. Though compact, it offers all the essentials, featuring a cozy queen-sized bed, a compact closet for your belongings, and, of course, a 50” Roku streaming TV. While this interior bedroom lacks windows, it's an ideal haven for those who relish a bit of extra sleep in the mornings.

THE GRAND:

-You have full private access to Euphoria! which is located on the 35th floor facing South.

-You have full access to The Grand pool and jacuzzis on the 10th floor, open 7am to 10pm

-You have full access to The Grand Gym and Health Club, with dry sauna on RG level open 6am to 9pm

-You have full access to the Lobby

The Grand lobby has everything one could need during their stay! From a variety of dining options, to boutique shopping, convenience stores, and a wellness spa.

Guests can enjoy restaurants from authentic Italian cuisine at Primo's, to delicious paninis and pastries at 8 1/2 Caffe & Bottega, tasty deli options at Le'Faubourgs, the best açaí bowls at Midori Fresh. For a classic Miami meets Hollywood feel, guests can visit the hidden gem Casablanca on The Bay located on the second floor of the lobby. With so many options, guests will have plenty to choose from during their stay.

There is plenty of shopping and service options available in The Grand lobby. Bayshore Design Center (a great place to find luxurious Italian silk items), dry cleaning and alterations, Parcel packaging, Pharmacy, Bamboo Spa (offering massage, facials, nails and hair services), Convenience store (The Grand Trading Post), and the list goes on and on making The Grand lobby a true city within a building.

CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.
- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.

-No refunds will be provided due to flight cancellations or weather, except in the event of a state of emergency in Florida (Miami-Dade county). If Florida (Miami-Dade county) is under a state of emergency, we will gladly offer the option to change the dates of your reservation.

- In the event of flight cancellation there will be no refunds given.

Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.
- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.

Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:

- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend)

- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 6 ADULTS + 2 children (15 years of age or younger)

- If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy)

- Monthly bookings (28+ nights) are allowed visitors only.

- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.

- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).

- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.

- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit.

- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.

- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.

- Must be 21+ to book with us and check in.

- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.

- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released 48 hours after check out if no damages or loss are found.

- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

PACKAGES:

Apologies, but our building policy doesn't allow nightly guests to receive packages. Due to the large number of condos, packages are delivered to a central mail room and scanned by attendants, causing delays of up to a day or two. Additionally, the package room is closed on weekends.

AFTER BOOKING: (nightly rentals)

-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

Valet fees:
Valet is the only available option. You have two valet choices:
(In/out as much as needed)

1. Purchase a daily valet voucher for $34 prior to your arrival day.
2. Pay the building directly with a daily valet fee of $48.

- Please let us know if you require the valet voucher so we can email you an invoice due anytime prior to arrival day.

AFTER BOOKING: (Monthly stays)

28+ day stays (Monthly bookings only)

- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)
- 24/48 hours business day approval process.
- Emails for each adult.
- Drivers license for US citizens, Passport for international guests
- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.
- No prior arrests
-$320 Monthly Parking Fee if needed will be sent by invoice via email to pay prior to arrival day.
